  • How do I decide what shingle to choose?

The choice of shingle is a personal one unless there are restrictive covenants in your area that make the choice for you. Often, storm damage leads to the homeowner asking this question. They don't just wake up and decide to change their roof. Usually, a big hail storm will have struck the Dallas Fort Worth area and now they are deciding what to choose, or perhaps a big storm has revealed leakage. The main concerns I see are:

    • Cost: for many people, this is of overriding importance to them. A three tab shingle will of course be the least expensive way to go, but will not have the curb appeal of a higher grade product.
    • Value: this is where other factors enter the equation. For most people, a shingle like the GAF Timberline will represent the best value with excellent long term wearability and good looks.
    • Color: "I saw a house that really had a great looking color on the roof; can you match it?" When I hear this, it usually means a homeowner saw a designer color roof that caught their eye.
    • Resale value: "I really do not want to spend much as I'm planning to sell soon." Look around at your neighbors' homes. If they have three tab roofs, it certainly will not make sense to put up a designer shingle in the neighborhood, and vice versa.
    • Insurance settlement: The insurance company will pay to restore your home to what it was. They will not pay for shingle upgrades.

Water Damage Is Often Caused By Poor Installation

      • WeatherPRO discusses roof water damage in Dallas, Plano, Mesquite, Garland, Coppell, Richardson, TexasImproper handling of the valley, drip edge, and underlayment led to this failure here and in other places on this roof.

        Water Damage Causes

The primary causes of water leakage are poor flashing around chimneys and skylights, failure to install proper valleys, improper installation of drip edge, poor quality or poorly maintained pipe jacks, and other through-the-roof flashings. Acts of God such as a tree branch falling upon a roof or wearing through the shingles is not uncommon. Also, of course, there are the big storms with destructive winds and large hail. There are other problems that can be more fundamental, such as improper installation of the roof system.

      • Chimney and Skylight Flashing
Pay Particular Attention to Vulnerable Areas Like Skylights and Chimneys

WeatherPRO discusses roof water damage to skylights and chimneys in Dallas, Plano, Mesquite, Garland, Coppell, Richardson, TexasChimney and skylights are generally flashed with step flashing. That is, individual pieces of bent metal that are "stepped" along the sloping sides with a solid long piece on the level sides. On a chimney, these flashings are cut into the mortar and sealed with sealant. This sealant must also be maintained.

      • Improper Handling of the Valley Area Will Lead to Leaks and Rot
Pay Particular Attention to Vulnerable Areas Like Valleys and Wall Flashings

WeatherPRO discusses roof water damage to valleys and flashing in Dallas, Plano, Mesquite, Garland, Coppell, Richardson, TexasValleys are vulnerable because of the quantity of water that will pass through them. The valley will handle the largest runoff on the roof and must be designed for the worst case scenario. Using valley metal and Ice and Water Shield properly are keys for success. Wall flashings can also face serious challenges where roofs slope into them, directing large quantities of water directly into the exterior walls.

      • Through-Roof Fittings Require Maintenance
Anything That Protrudes Through Your Roof Requires Careful Attention

WeatherPRO discusses roof water damage to pipe jacks and roof vents in Dallas, Plano, Mesquite, Garland, Coppell, Richardson, TexasPipe jacks, especially the slipover type with a rubber gasket, need to be watched. The rubber dries in the sun and cracks, allowing water to penetrate. Even lead jacks need to be watched because squirrels eat through the tops (they really do eat the lead!) and can allow water to penetrate your home.

      • Storm or Tree Damage
Keep Trees Trimmed So They Do Not Contact Your Roof

WeatherPRO discusses roof water damage from trees in Dallas, Plano, Mesquite, Garland, Coppell, Richardson, TexasA tree branch rubbing against your roof for long enough or a big branch falling can cause major damage to your roof. Insurance companies will not pay for damage caused by homeowner neglect. A tree rubbing against the roof is considred negligence. Be sure to check after a large storm to see if anything has changed.

      • Storm Damage from Wind or Hail
A Large Storm Can Destroy a Brand New Roof

WeatherPRO discusses roof water damage from wind or hail in Dallas, Plano, Mesquite, Garland, Coppell, Richardson, TexasBig hail can be the biggest culprit, because it can destoy a new Class Four hail resistant roof or a concrete tile roof in a single storm. Any large wind storm can potentially damage a three tab roof system because they are essentially designed to only withstand 60 mph winds. If you have been through a big storm, have a roofer check out your roof.
